租金和押金直接由房客支付給屋主,我們在租約到期時才會再次聯繫。
房東全權負責所有的管理責任和與房客之間的溝通,包括收租、電話、保官押金、與大樓管理處之聯繫、維修、與Residential Tenancy Branch (租屋政府部門)之聯繫、等等事項。所有的溝通都由屋主直接和房客接洽。
(1) 租屋管理服務
租屋管理合約給我們以下的權力:
- 廣告刊登出租訊息
- 展示出租單位給潛在房客
- 尋找合格的房客並且簽屬屋主和房客之間的租約
- 安排並協調遷入和遷出
- 安排並協調清潔服務
- 安排並協調必要時的維修和維護工作
- 替屋主收租,並將租金存進The Residential Group Realty (TRG)的信用帳
- 按照屋主的指示替屋主撥款給第三方、例如房屋稅、大樓管理費、水電費、保險、維修維護公司、非居民收入稅
- 將淨收入(總收入減去開支)撥款進屋主的銀行帳戶
- 提供屋主每月報表
- 若屋主為非居民,撥放非居民稅款給加拿大國稅局。準備並完成 NR4 表格給加拿大國稅局。
